Take notice that the Council of The Corporation of the Town of Bradford West Gwillimbury passed By-law 2023-47 to adopt Amendment No. 2 to the Official Plan for the Town of Bradford West Gwillimbury, and passed By-law 2023-46 to amend the Town’s Zoning By-law on the 6th day of June, 2023 under sections 17, 22 and 34 of the Planning Act, R.S.O. 1990, c. P.13, as amended, in respect of lands municipally known as 500 Holland Street West. A key map showing the location of the lands is attached to this notice.

The purpose of the Official Plan Amendment is to establish a Special Policy Area (Special Policy Area #20) to permit residential uses on the ground floor of a seniors residential apartment building.
The purpose of the zoning by-law amendment is to rezone a portion of the property to the Commercial Exception Hold (“C2*16*1”) zone. The rezoning enables development of a seniors residential apartment building, with site-specific provisions which include reduced parking standards, maximum height and minimum landscape buffer.
Official Plan Amendment No. 2 will be submitted to the County of Simcoe for approval. Any person or public body will be entitled to receive notice of the County's decision if a written request to be notified (include name and mailing address) of the decision is made to the Director of Planning, Development & Tourism Department, County of Simcoe, Administration Centre, 1110 Highway 26, Midhurst, Ontario, L9X 1N6, telephone 705-726-9300, fax 705-727- 4276, or email at planning.notices@simcoe.ca.
Any person or public body may appeal to the Ontario Land Tribunal in respect of Council's decision by filing a notice of appeal with Tara Reynolds, Clerk, of The Corporation of the Town of Bradford West Gwillimbury, 100 Dissette Street, P.O. Box 100, Bradford, Ontario, L3Z 2A7, which must be received no later than July 5, 2023. NOTE: Notices may be dropped in the mail slot at 100 Dissette Street, Units 7 and 8, up to the deadline. The notice of appeal must set out the reasons for the appeal and must be accompanied by the OLT form (available from the OLT website at https://olt.gov.on.ca) and applicable fee payable to the Minister of Finance.
In conformity with section 34(18) of the Planning Act, public comments/submissions and response to same are set out in Report No. PLN-2023-17 which is available for viewing on the

Only individuals, corporations, and public bodies may appeal a zoning by-law to the Ontario Land Tribunal. A notice of appeal may not be filed by an unincorporated association or group. However, a notice of appeal may be filed in the name of an individual who is a member of the association or group on its behalf.
No person or public body shall be added as a party to the hearing of the appeal unless, before the By-law was passed, the person or public body made oral submissions at a public meeting or written submissions to the Council of the Town of Bradford West Gwillimbury or, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.
