Notice of Complete Application for a Proposed Draft Plan of Subdivision and Public Information Meeting for Proponent Requested Zoning Order
Pursuant to Section 51 of the Planning Act, R.S.O. 1990, c. P.13, as amended.
Take notice that the Town of Bradford West Gwillimbury has received the following complete applications:

The Applicant has also requested municipal support for a Zoning Order (“MZO”) from the Province of Ontario to zone the lands to permit the development of a proposed plan of subdivision to support residential development thereof with 998 dwelling units.
A Public Information Meeting will be held on Tuesday, June 11, 2024 at 7:00 pm to consider the proposed Draft Plan of Subdivision and requested Zoning Order. The Public Information Meeting will be held in the Zima Room of the BWG Library & Cultural Centre located at 425 Holland Street West, Bradford, and streamed live on the Town’s YouTube channel at www.youtube.com/c/TownofBradfordWestGwillimbury. (Please note that there may be more than one public meeting and that the matter will be dealt with in the order that it appears on the agenda.)
The applicant has requested municipal support for a Zoning Order (“MZO”), to zone the subject properties from the Open Space Recreational “OSR” zone, Agricultural “A” zone and the Estate Residential Exception “ER*4” zone to the Residential One Exception “R1-2*X/ R1-4*X” zones, Residential Two Exception “R2-2*X/ R2-2*Y” zones and to the Open Space “OS” zone. The purpose of the request for the Zoning Order is to set zone standard in order to support the development of a 998 unit subdivision that includes single detached homes (538 units), townhouses (334 units), back to back townhomes (126 units), parks (3.06 hectares), pumping station (0.06 hectares), and storm water management ponds (4.76 hectares) with an internal network of roads. The lands included in the Draft Plan of Subdivision would implement the zone standards for the proposed subdivision. A key map showing the location of the lands is attached.

If a person or public body would otherwise have the ability to appeal the decision of the Town of Bradford West Gwillimbury but does not make oral submissions at a public meeting, if one is held, or make written submissions to the Town of Bradford West Gwillimbury in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body is not entitled to appeal the decision to the Ontario Land Tribunal.
If a person or public body does not make oral submissions at a public meeting, if one is held, or make written submissions to the Town of Bradford West Gwillimbury in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
